VA Loans in Las Vegas: Buy a Home With Your VA Benefit

If you've earned the VA home loan benefit, it's one of the most powerful tools you have for buying a home in Las Vegas. I'm Eric "Nuke" Hudson, a retired Air Force veteran and Keller Williams agent, and I help veterans and active-duty families use it well, from preapproval to closing.

Important: I'm a real estate agent, not a lender. I work with a Mutual of Omaha loan officer through KW Loan Plus and can introduce you, and you're always free to choose any VA-approved lender. Loan approval, rates and terms come only from the lender.

VA Loan Benefits Worth Knowing

  • No down payment for many eligible buyers, depending on entitlement and lender approval
  • No private mortgage insurance (PMI)
  • No VA county loan limit for borrowers with full entitlement. What you can borrow depends on what the lender approves.
  • A VA funding fee usually applies, with exemptions for some veterans, such as many receiving VA disability compensation

How Buying With a VA Loan Works

  1. Get your COE and preapproval. Your lender can usually request your Certificate of Eligibility. Preapproval, not just prequalification, gives you a real price range.
  2. Pick your neighborhoods. Match commute, schools and budget. See Homes Near Nellis AFB or all Las Vegas areas.
  3. Tour and make an offer. I'll help you write a strong offer and negotiate on your behalf.
  4. Inspection and VA appraisal. The VA appraisal checks value and minimum property requirements. Plan time for any required repairs.
  5. Close. Closing often takes 30 to 45 days after an accepted offer, and remote closing is often possible during a PCS.

Out-of-Pocket Costs to Plan For

Zero down doesn't mean zero cash. Expect items like earnest money, a home inspection and possibly appraisal-related costs. See New Construction Out-of-Pocket Expenses Explained and Hidden PCS Costs in Las Vegas.

VA Loans and New Construction

Many Las Vegas new-build communities work with VA buyers. Before you walk into a model home, know that the builder's on-site agent represents the builder. Bring your own agent from the first visit. Read Best New Construction Homes Near Nellis AFB and Veteran Buyer Representation Explained.

Nevada Perks for Veterans

No. I am a real estate agent with Keller Williams MarketPlace. I can introduce you to a Mutual of Omaha loan officer I work with through KW Loan Plus, and you are always free to choose any VA-approved lender.

Do VA loans require a down payment in Las Vegas?

Many eligible buyers can purchase with no down payment, depending on entitlement and lender approval. VA loans also do not require private mortgage insurance.

Is there a VA loan limit in Clark County?

For borrowers with full entitlement, the VA does not set a county loan limit. How much you can borrow depends on what the lender approves. Buyers with reduced entitlement may have limits.

What is a Certificate of Eligibility (COE)?

The COE shows the lender that you qualify for the VA home loan benefit. Your lender can usually request it for you during preapproval.

Will I have any out-of-pocket costs with a VA loan?

Usually some. Expect costs such as earnest money, a home inspection, and possibly appraisal-related items. A VA funding fee usually applies, though some veterans, such as many receiving VA disability compensation, are exempt.
