PCS to Las Vegas: A Step-by-Step Guide for Military Families

Orders to Las Vegas? I'm Eric "Nuke" Hudson, a retired Air Force veteran and Keller Williams agent. I've been through the PCS shuffle myself, and I help military families line up the Air Force PCS clock with the Las Vegas housing market so you don't arrive scrambling for a place to live.

Your PCS-to-Las Vegas Timeline

  • 3 to 6 months out: Connect with a military-friendly agent who understands BAH, VA loans, commute realities and schools.
  • 2 to 5 months out: Get preapproved, not just prequalified. Preapproval gives you a real price range and makes your offer stronger.
  • 2 to 4 months out: Start with virtual tours and neighborhood checks, then tour in person and write offers during permissive TDY.
  • 30 to 45 days: Typical time to close after an accepted offer, including inspections and the appraisal (VA appraisal if you use VA).

Making Permissive TDY Count

Command-approved permissive TDY can give you up to 10 days of self-funded time to house hunt without charging leave, and it typically ends when you sign a lease or go under contract. I scout homes on camera first and rank your top picks, so your in-person days are spent on the homes that actually fit. If you need temporary lodging, the Nellis TLF fills up fast, so have a backup plan.

Nellis vs. Creech: Two Different Housing Searches

Nellis AFB is on the northeast side of the valley off I-15. Families often look at Aliante, North Las Vegas, Centennial Hills, Summerlin and Henderson. See Homes Near Nellis AFB.

Creech AFB is roughly 35 to 45 miles northwest near Indian Springs, and there's no on-base housing there. Most Creech families live in the northwest valley and commute up US-95, often starting with Skye Canyon, Providence or Centennial Hills. Rent or Buy?

It depends on your timeline, BAH, budget and what you want to do at your next PCS. Buying with a VA loan can give you options later, like selling or keeping the home as a rental. Renting keeps you flexible. Compare both in Rent vs Buy in Las Vegas, browse rentals, or see homes for sale.

Budget for the Costs Nobody Mentions

Even with a VA loan, expect some upfront cash for items like earnest money, inspections and deposits. Check the BAH rate for the year you're moving. Many families budget with the wrong rate. Nevada has no state income tax, which helps every payday. See Hidden PCS Costs in Las Vegas and Vegas Money-Saving Secrets for Military Families.

Using Your VA Loan

If you qualify, a VA loan is often the strongest option. Get your Certificate of Eligibility (COE) and preapproval early. I'm not a lender, but I work with a Mutual of Omaha loan officer through KW Loan Plus and can introduce you, or you can use any VA-approved lender. More on my VA Loans in Las Vegas page.

Frequently Asked Questions

When should I start looking for a home before a PCS to Las Vegas?

Start planning as soon as you have soft notice, and connect with a military-friendly agent 3 to 6 months out. Get preapproved early, scout neighborhoods virtually, then tour in person during permissive TDY.

How does permissive TDY work for house hunting?

Command-approved permissive TDY can give you up to 10 days of self-funded time to look for housing without charging leave. It typically ends when you sign a lease or go under contract, so plan those days carefully.

Should I rent or buy when I PCS to Las Vegas?

It depends on your timeline, BAH, budget and plans for your next PCS. Buying with a VA loan can let you sell or keep the home as a rental later, while renting keeps you flexible. Compare both before you decide.

Can I buy a home in Las Vegas before I arrive?

Often, yes. With preapproval, virtual tours, and remote closing, many families go under contract during permissive TDY or from out of state and close so their household goods arrive at a ready house.

Does Nevada have a state income tax?

No. Nevada has no state income tax, which is one reason Las Vegas is a popular assignment for military families.
